What does SHORT FORECLOSURE NOTICE mean when published in Michigan Sheriff Sale Foreclosure notices publications?

There is a very common point of confusion with that phrasing. When a Michigan public notice begins with "SHORT FORECLOSURE NOTICE," it actually has absolutely nothing to do with a pre-foreclosure short sale.

Instead, it refers to the length and format of the legal text itself.

What a "Short Foreclosure Notice" Means on the Ground:

  • Abbreviated Legal Text: Under Michigan's revised statutes (MCL 600.3212), law firms (like Schneiderman & Sherman P.C. in your notice) are legally permitted to use a condensed, streamlined "short form" template for public advertisements.

  • Cutting Publication Costs: Legal notices are billed by the line or word count in local newspapers. By utilizing a "Short Foreclosure Notice" format, the foreclosing servicer (NewRez LLC / Shellpoint) strips out unnecessary, dense paragraphs while keeping only the strictly mandated data points (mortgagor name, legal description, redemption terms, and auction details). It is strictly an administrative cost-saving measure for the bank.

  • A Standard Foreclosure is Happening: The property at 11108 S 34th St, Vicksburg is moving through a conventional foreclosure by advertisement. The bank is demanding the full balance claimed ($178,541.57), and if a private resolution isn't completed beforehand, it proceeds to the standard physical auction at the circuit court.

If a property is actively being marketed or negotiated as a traditional short sale alongside a foreclosure, that specific status won't be indicated by the newspaper's statutory header—you would have to verify that separate loss-mitigation activity directly via the MLS or the foreclosing attorney's office.
